Casa Yucatan is a new 98-unit affordable apartment community located in Chicago’s Pilsen neighborhood. Offering high-quality living in a professionally managed and privately owned property. The apartments are LEED Gold certified, reflecting a commitment to energy efficiency, sustainability, and resident comfort.
No. Casa Yucatán is not public housing. It is privately owned affordable housing. Residents sign a standard lease and are responsible for rent like any other apartment community.
Affordable housing means rents are limited so they are affordable to applicants earning a certain percentage of the Area Median Income (AMI). These apartments are the same quality as other new construction housing, but rents are restricted by program rules.
Casa Yucatán includes apartments serving applicants earning approximately 15% to 70% of the Area Median Income (AMI). These limits are derived from the U.S. Department of Housing and Urban Development’s (HUD) annual income limits based on the AMI for each county and household size.
Example:
15% AMI: 2-person household with income at or below $14,580 Annually
70% AMI: 2-person household with income at or below $68,040 Annually
Yes. In addition to maximum income limits, applicants must demonstrate the ability to pay rent. As a general guideline, monthly rent should not exceed approximately 40% of a household’s gross monthly income.
Lease-up and move-ins are anticipated to begin on or after January 1, 2027, once apartments are ready and screening is complete.
Pre-applications may be obtained and submitted in-person or by U.S. Mail at The Resurrection Project’s FLEX Office, located at 1549 W. 18th Street, Chicago, IL, 60608. Please refer to our web page for appropriate dates and times. All pre-applications mailed to this address will be date and time stamped and added to the pre-screening list as received.
Pre‑application outreach will include both a telephone call and an email using the contact information provided. Prospects will have 48 hours to respond to outreach efforts, and failure to respond will result in being removed from the pre-application inquiry list. Please note that submitting a pre-application does not guarantee placement into an apartment.

All income and eligibility determinations are conducted by Horizon, an independent third-party compliance and screening company. Property management does not determine income eligibility.
Yes. A $30 non-refundable application fee is required at the time of application for each household member who is 18 years of age or older. The application fee must be paid when the application is submitted. Applications will not be processed until all required fees are received.
No. Casa Yucatan does not require a security deposit. Instead, a $350 non‑refundable move‑in fee is required prior to lease signing.
Pets are not permitted. Service animals are permitted, as required by fair housing laws. Service and assistance animals are not considered pets, and no pet fees apply.
